City Names Three Finalists for Overhaul of Pershing Road Warehouse Property
The City of Chicago has chosen three finalists that replied to a July 2022 Request for Proposal (RFP) to overhaul the long-underutilized properties at 1819 and 1869 W. Pershing Road, Chicago, including a massive, historic Central Manufacturing District warehouse that has been vacant for decades.
Three finalists were chosen out of five submitted responses, as the Chicago Department of Planning and Development announced in an RFP status update. The properties to be developed include the warehouse at 1869 W. Pershing Road and the large parking lot and truck shed next door at 1819 W. Pershing Road.
The three proposals are:
A mixed-use development from developer IBT Group LLC, including:
- 120 units of mixed-income housing in the warehouse building
- About 200,000 square feet of commercial offices, sited in the warehouse building
- Retail and lab space in the warehouse building
- Exterior parking for 120 vehicles
- A 50,000-square-foot retail building and 132 parking spaces to replace the truck lot and shed at 1819 W. Pershing Road
A movie studio production center from LG Pershing Sound Studios LLC, which would include:
- 40,000 square feet of movie studio space in the warehouse building at 1869 W. Pershing Road
- 79,200 square feet of movie studio space in buildings on the truck lot and shed next door
- 13,500 square feet of retail space in the warehouse building
- 114,000 square feet of commercial offices
- Indoor parking for 100 vehicles, and exterior parking for 300 vehicles and 25 semi tractor-trailers.
- Movie studio space alongside mixed-use business and mixed-income residential from Quartermaster Outpost Studio LLC. This would include:
- 75,000 square feet of movie studio space and exterior parking to replace the truck lot and shed at 1819 W. Pershing Road
- 425,000 square feet of mixed-use business space in the warehouse building
- 40 mixed-income residential units, sited on a new floor atop the warehouse building
- Exterior parking for 123 vehicles.
CMAP McKinley Park Neighborhood Plan
"The RFP's primary goals include the creation of a mix of private uses that foster additional neighborhood economic investment and enhance employment options for area residents," the city's announcement stated. It noted that the RFP was partly informed by the Chicago Metropolitan Agency for Planning (CMAP) McKinley Park Neighborhood Plan, as well as the Pershing Road submissions for the C40 Students Reinventing Cities competition.
Opportunities to review the proposals and provide feedback will be available in February 2023, the release said, and a final selection could be announced in the summer of 2023.
