Cannabis Dispensary Pitched for 35th and Ashland
Justice Cannabis Co. has filed an application to locate one of its BLOC-branded cannabis dispensaries for medicinal and recreational use at a vacant corner storefront at 3455-3459 S. Ashland Ave. in Chicago's McKinley Park neighborhood.
According to preliminary design documents for the project, the dispensary would occupy all of the property on the northeast corner of West 35th Street and South Ashland Avenue. This includes the now-vacant, 2,760 square foot commercial building that previously housed an insurance office and cash exchange, as well as an off-street parking lot that comprises most of the property.
No additions are planned to the building structure, according to plan documents, however, the interior will be reconfigured to accommodate waiting room, showroom, sales, employee and other areas. The dispensary would occupy the entire building.
Meeting on Feb. 6
Chicago-based civil rights attorney Jon Loevy helms Justice Cannabis Co., which lists dispensary and cannabis farm operations across nine states, including a growing facility in downstate Edgewood, Illinois.
A Cannabis Dispensary Community Meeting about the proposal is slated for 6:30 p.m. on Monday, February 6, 2023, at the Slice Factory restaurant adjacent to the proposed cannabis dispensary.
Zoning Board of Appeals
Chicago's Department of Planning and Development provided approval of the zoning conditions for the dispensary in an October 26, 2022, letter, noting that no schools were within 500 feet of the property: a condition of Chicago's Cannabis Zoning Ordinance. The letter also acknowledged the property's zoning as a C1-1 Neighborhood Commercial District and consent of the property owner to host a cannabis dispensary.
In addition to the public community meeting, the Cannabis Zoning Ordinance also requires the project to receive special use approval from Chicago's Zoning Board of Appeals, which will hold a public hearing to consider the application.
